The Serenity Villa is a thoughtfully designed independent residence that overcame significant engineering challenges to deliver a home reflecting a harmonious balance between modern living concepts and structural excellence, tailored precisely to the clients’ lifestyle aspirations.

The Vision
Mr Vinod and his family had a clear vision: a home that reflected their personal design sensibilities while offering long-term durability and functionality.
Their wishlist included an open kitchen layout – a progressive concept just gaining popularity in Kerala at the time. They wanted a home that felt spacious and modern, with zero compromises on quality, and a builder who could translate their vision into a practical, well-resolved design.
The Challenges
The site sat 20 feet below road level, requiring extensive soil filling and specialised piling foundation work before construction could begin.
Delivering the open kitchen concept required careful spatial planning to balance aesthetics with functionality, whilst maintaining Vaastu compliance, material quality, transparency, and schedule commitments.
Key Engineering & Health-Safety Measures
Beyond the visible design, the villa incorporates advanced construction techniques to ensure long-term durability.
Dampness Protection
Plinth beams were treated with a bituminous coating and a 3 mm heat-torch-applied waterproofing membrane to proactively prevent rising dampness issues that commonly affect homes in Kerala.
Enhanced Wall Protection
Internal walls were skin-plastered up to a height of one metre, treated with two coats of Dr Fixit bonding compound, and then finished with final plastering to prevent paint peeling and moisture-related damage.
Modern Septic System
A modern three-chamber nano-concrete septic system replaced conventional methods, helping protect groundwater quality and prevent contamination of nearby water sources.
The Outcome
The result was a home that not only met expectations but elevated them. The contemporary villa featured the open kitchen concept just like the family envisioned, with every material and elevation detail matching the initial agreement – ensuring no surprises during handover. The project was completed and handed over well within the promised date.
Today, more than five years later, the relationship continues in the form of on-demand maintenance support to ensure that the home performs structurally and functionally as intended.
